Investments: Managing its Risks

By Mara Hernandez-Capili

It is true that investments carry different risks. Risks are completely unavoidable and could get the best out of any investor (especially the beginners) if not managed and handled properly. Risks should not be feared rather it should be faced with a knowing attitude and courage. Risks should not stop anyone from investing and ultimately- for achieving financial freedom.

Trading Stocks has risks that lie on several factors. There is no guarantee if you will have a capital gain since the market is always fluctuating. The more you traded, the higher the risks of losing that investment. This is the reason behind why most people do not trade huge stocks when theyre just beginning and opt for smaller/ cheaper ones.

There are ways on how to manage risks in investments. First is to find an investment portfolio with a value you are comfortable with. The reason behind is so that if ever this investment failed, you will never be left in despair. Also, never invest all your money on one area, as you have the chances of losing all of it. It is unwise either to invest small amounts on many investment vehicles, because small amounts are equal to little gains. Try to focus your investments to a minimum, putting an ample amount of value in it. In this way, you can enjoy valuable capital gains once it became agreeable.

Starting to invest in your early years is also a way to manage risks. This way, you can have a lot of time to recover from your losses if ever there are any. Never wait until you are very old to invest and putting all of your lifes savings at that as well, you may predict what may happen. There are special cases though of people who started investing (or putting up a business) who succeeded like Col. Sanders, founder of Kentucky Fried Chicken.

These are just some of the ways on how to manage risks. Always remember that a risk is worth taking if you have a dream that goes with it. - 23229

Where to look for foreclosures

By Doc Schmyz

In a down real estate market, finding foreclosed homes is easy, but to make your search easier, here is the list of the places where you can find foreclosures.

Auctions

Auction companies hold a large inventory of properties, sometimes selling as much as 100 homes or more in just 1 day. Since the bidding is relatively quick and houses can be sold in a matter of seconds, prices of real estate can go over the board but you can find really good properties in their inventory.

Major Bank Web sites

Major banks maintain a good list of foreclosed properties. Visit bank web sites and check out the foreclosed properties listing.

Online foreclosure companies

There are a few companies online that specialize in selling foreclosed homes. A small,one-time membership fee is charged to anyone who wishes to access the list of foreclosed properties. Once you join you will normally have access to a list of property from across the nation. This is very helpful if you have a part of the country you prefer to invest in.

Real estate agents

These agents are either maintaining personal web sites or deal directly with real estate companies that sell foreclosed properties. You can search them online. Major cities have real estate offices where you can inquire into possibility of acquiring foreclosures. Be sure to ask if the agent is a "buyers agent."

Real Estate Signs

You don't need to look anywhere else because you can find foreclosure signs around your neighborhood. These signs contain address and contact information of the agents you can visit or call. The best thing about considering homes with real estate signs is that you can actually check the condition of the house on-site. Nothing is stoping you from walking the property to take a look to see if it is worth looking into. And with one phone call, you can arrange with the agent the date when you want to see the interior of the house.

Government Agencies

Department of the Treasury and other government agencies have a list of real estate properties for sale. Usually, when buying a house from these agencies, you are required to acquire the services of a real estate broker or personally submit an offer. Go to any of the government agencies web sites for more information. VA forclosed homes, Fannie Mae foreclosure homes, Housing Urban Development, Small Business Association just to name a few. - 23229

More Than Just Invest and Forget With Bonds

By Rick Amorey

If you want to invest your savings, but find the volatility of the stock market disturbing, you may find something worth liking in the stability of bonds. This investment is reputedly so safe, in fact, that many people decide to invest on it with nary a thought. But if you want to make the most out of your bond investments, it would be beneficial for you to note these tips that I have penned for you:

1. Know your key terms. Are you comfortable enough with explaining to a person what a bond's par value, coupon rate and maturity rate mean? If you can comfortably talk about it with someone, then that means you understand them.

2. Know how to compute for the yield. Crunch the numbers and then compare the result with other potential investments. It's pretty basic to compute. Yield is just the interest that the bond pays in a year divided by its current price.

3. Check out the bond's rating. These ratings indicate the stability of the bond issuer's finances. Always review the bond's rating before you decide to invest. The standard is; the higher the rating, the better the bond's quality will be.

4. Be aware of the bond's the bond's interest rate risk. The interest rate and the bond price often go opposite ways; interest rate risk is the term that describes this relationship. A bond's price is likely to go down as interest rates go up. Long-term bonds are especially susceptible to interest rate risk.

5. Above all, think before you sell. The price of a bond in an ideal situation does not change; it will only do so if you buy or sell it before it matures. Factors affecting this change are the bond's maturity rate, transaction costs and interest rates. Examine the bond markets carefully if you're thinking about selling before the maturity. It'll help you determine if doing so would be easy or difficult. - 23229

How to use "Owner Financing" for Real Estate investing

By Doc Schmyz

Owner financing often produces a winning situation for both the homeowner who is selling the property and for the buyer who is purchasing the property. Owner financing may be defined as the situation when a seller is willing to help finance a real estate transaction by creating a loan for the entire purchase if they own the home outright or by creating a loan for part of the purchase price when there is already an existing loan on the property.

There are several benefits to the seller/buyer when an owner financing is used. For one, the transaction may proceed more quickly and easily than when traditional financing is used because there are fewer companies thus fewer steps involved. For another, the seller is more apt to receive a higher sales price, and the seller will receive payments and interest over a long period of time. There are tax savings realized by selling under this installment plan. Additionally, the buyer will realize savings by avoiding loan fees and lender charges, and the negotiated interest rate will generally be lower than the available interest rates from a commercial lender. Also, for the 20% of prospective homebuyers who cannot qualify for a commercial mortgage loan, owner financing is a wonderful way for them to be able to own the home.

There are a few disadvantages to owner financing to consider. For one, if the buyer defaults on the loan the seller will have to initiate foreclosure proceedings. This can be costly. Of course, after the foreclosure the property can be sold again, an advantage for some owners and a disadvantage for other owners. Also, the interest income generated by the loan will be subject to taxes, which could be a disadvantage to a seller who is in a higher tax bracket. Additionally, the seller does not receive cash for their equity immediately, but rather will receive their equity in installment payments over time. This can be a problem if the seller needed funds to purchase another home.

TIPS: For the seller and the buyer to consider when negotiating an owner financed transaction. The seller should research the buyer's creditworthiness and ask numerous questions to become confident that the buyer can fulfill their obligation. The buyer should provide a written explanation of any problems that appear on their credit report, as well as give a list or personal references. The buyer should research the local housing market and the condition of the home to become confident that the home is priced fairly and is without major problems. Also, the seller should verify that the new owner is making all insurance and property tax payments. A proof of payment provision should be included in the sales contract. Lastly, the seller should require the buyer to stay ahead on payments, even submitting post dated checks, so that the seller has confidence that foreclosure will not become necessary in the future.

Owner financing home sales can be a winning situation for both sellers and buyers. It is important however, that both parties do their due diligence in order to reduce possible risks. Owner financing is another tool that every real estate investor should have an understanding of. - 23229

Don't get Caught Out When Picking Your Forex Trading Broker

By James Smith

The number of currency dealers who have entered the foreign exchange market in recent months is phenomenal. Many have tested the market and have liked the ability to make huge returns while the stock market continnues to crash. Others are attracted by an exchange which is open day and night, 5 days a week - it is a market whichnever closes. Either way, thousands of traders each day are signing up for an account with a forex trading broker. In this article we will examine factors which invetsors need to take into account when choosing a forex trading broker.

Over the past few years, there have been a number of unregulated forex trading brokers who have been closed by the regulators for defrauding account holders of their accounts. Therefore the most important aspect is to check with your forex trading broker that they are regulated by the relevant authority in the jurisdiction you are based. So, if you are in the UK, the relevant organsation is the Financial Services Authority, and in the US, the National Futures Association, and also the Securities and Exchange Commission.

A key consideration in choosing your forex trading broker is how much commission they will charge you to make a trade, or how wide the 'spread' is between the bid price and the ask price. Typically, the spread on major currency pairs will be between 2 and 4 pips. Spreads on currencies such as USD/CHF and EUR/GBP will be around three or four pips. Currency dealers with spreads wider than five pips for these currency pairs are best avoided.

Traders from stocks and options who move into forex trading will have a new concept to deal with, called leverage. Each forex trading broker will offer varying levels of leverage. Leverage can drastically increase your forex profits, however it can also magnify your losses. For example, if a broker offers 100 times leverage, this means that if you have a balance of $1000, you can trade with a notional $100,000.

Similarly, if you have a $500 balance in your forex trading account, and your forex trading broker offers leverage of 500, then you can trade with a notional amount of $250,000. The risk of using higher levels of leverage means that if your trade goes against you, then you could get wiped out very quickly.

In the forex market, currency prices move very quickly, at a fraction of a second, so it is vital that your forex trading broker can ensure that your trades are executed just as fast, and at the price that you require. Therefore, before you open a live trading account, you should trade with a demo account, and test how good the execution prices are, and whether they reflect the true prices in the forex market.

You will need a forex trading broker who will provide you with a suitable charting and analysis programme with the trading account. Some currency dealer will run MetaTrader charting with their platform, and this is a very useful addition for a foreign currency dealer. This enables the investor to take a trade directly from the charts, and ensures that the investor gets a reasonable price. - 23229
